PRC Q & A
What Does PRC Mean & Why Was It Formed? If you live outside Southern California, chances are you are just beginning to hear about the Professional Realty Council™ (PRC). The initials ‘PRC’ is how we often refer to the Professional Realty Council, Inc. Headquartered in Newport Beach, California, PRC was formed to offer real estate’s upper tier of REALTORS an exclusive marketing partner to take their business to the next level of success. Using the PRC brand and our "third party endorsement" of participating REALTORS, PRC can fulfill its promise to: “Help Consumers Find a REALTOR® They Can Trust™”. Many of the original components of the PRC Network began in the late 1980’s in Orange County, CA. The company launched nationally in January, 2010 after several years of transforming itself from a highly successful local marketing strategy to a national, high impact marketing strategy. Experienced REALTORS® have long known that ‘setting yourself apart using a unique niche that rapidly builds your SOI (sphere-of-influence)’ is the key to taking your real estate business to the next level. PRC knows that for REALTORS® to grow their business, PRC has to provide them with systems and strategies that REALTORS® are not already capable of or are too expensive for them to do on their own. REALTORS® who become and promote themselves as PRC Council Members™ using the PRC System as advised will enjoy at least a 133% increase in opportunities for more buyers and sellers by the end of their first year as a PRC Council Member™. As a PRC Council Member™, you’ll be able to enjoy a continuous pipeline of business and reliable income stream instead of the ‘roller-coaster’ paycheck most agents experience. What Did I Sign Up For? Is PRC a Real Estate Franchise or Real Estate Brokerage? Is it a Leads Generation Company? No. PRC is NOT a franchise or a real estate brokerage and PRC is definitely NOT a “leads generation” company. Nor is PRC is NOT a ‘recurring revenue / multi-level’ business, either. PRC is a consumer driven company that uses its third-party credibility to endorse and market its pre-screened REALTORS®, in a manner similar to how Consumer Reports® and J.D. Power® independently rate and endorse various products and services, Zagat® rates and endorses fine restaurants and AAA® gives a one to five star rating for Hotels. ONLY experienced REALTORS® who have passed an extensive background check and met other professional standards as established by PRC are eligible to become a PRC Council Member™. Experienced REALTORS® are licensed to use the PRC Brand and System to help them help grow their individual practice into a saleable database upon retirement; a business that could be sold upon retirement even passed along on to a family member. Once a REALTOR® has been endorsed by PRC, the REALTOR® is licensed to use a proprietary marketing system (PRC) that, if used as directed, will help you create at least 133% more opportunities for buyers and sellers and therefore you can make more money. PRC proudly work with REALTORS® from virtually every real estate brand and independent brokerage in the United States and Canada. What Do I Get. What Am I Paying For? Do I get the collateral materials? Who Pays for Printed Materials? You ‘get’ a LICENSE to operate as a PRC Council Member™. With that License you’ll receive a ‘bundle of benefits’ along with ongoing marketing support, ‘ready to print’ marketing materials and weekly training for the use and implementation of the PRC System into your real estate practice. With respect to printed materials, as part of your annual PRC license, PRC provides you customized, camera ready copy. At your own expense, you have the choice of using your own local printer, or, the benefit of cooperative purchasing power through PRC third party vendors who will print and even mail to your SOI (sphere-of-influence) and/or farm(s). You will also receive a PRC web page that endorses you as a Council Member and informs the public about the benefits of working with a PRC Council Member™. How Can I Use My PRC Council Membership? PRC offers three methods of using your PRC Council Membership: INDIVIDAL EDITION The PRC Individual Edition is for any qualifying sales or broker licensee. TEAM EDITION The PRC Team Edition is for any qualifying sales or broker licensee who has a real estate team. If you have a team, be sure to ask our Licensing Team about the various benefits both you and your team receive. They include recruiting, training, retention and marketing solutions to help them make money with YOU that they will NOT get joining another team. OFFICE EDITION The PRC Office Edition is for qualifying broker licensees ONLY. The PRC Office Edition is offered to brokers who want leave their existing work environment to work from home or their own private office. PRC is able to give you the branding and professional tools that are hard to do ‘on your own’. The PRC Office Edition is also for the broker / owner of a small independent office who wants a more professional image (benefits typically associated with a real estate franchise) or a small franchised office who wants to leave the franchise, but retain most of the benefits. There are many benefits to becoming a PRC Office Edition. These include, but are not limited to, professional branding, professional signage, recruiting, training, retention and marketing solutions to help you and your office team have more opportunities to make money. Can I See Samples or Are Samples Available On Your Website? When you talk with our Licensing Team, simply ask them to see samples and they’ll be happy to send them. We do NOT post samples for ‘general viewing’ in an effort to keep our proprietary work confidential. How Is The Consumer Finding Out About PRC Network? Is There A Website? PRC directs most of its marketing to buyers and sellers in areas where there are REALTORS® who are PRC Council Members. Consumers hear about PRC through a variety of programs ‘pushed’ by the REALTORS® who are our members. Additionally, PRC corporate maintains an ongoing public relations program whereby we educate the buyers and sellers through the consumer press. PRC has TWO Consumer ‘Facing’ websites. In addition to the basic real estate and community information you’ll find on most upper end sites, PRC includes information on its proprietary options for buyers and sellers as well as real time news feeds. As with many real estate services & brands, PRC builds its brand from the ‘grass roots’ up. While PRC does not market directly to the consumer, we do use some very powerful Public Relations tools to ‘power boost’ the marketing efforts of the REALTORS® who become PRC Council Members™. The PRC ‘Message’ (third-party background check REALTORS® & PRC Certified Homes™, etc.) is both consumer and press friendly. Think about it. If you went to your local newspaper and wanted them to write, what would you say to the that would be so compelling that a good journalist would give you ‘ink’ (write about you)? Now, imagine the difference when you are able to give your newspaper, TV or Radio journalist a professional press release (provided by PRC) to introduce the incredible CONSUMER CENTRIC PRC Message. The press LOVES PRC. PRC features a proprietary program that helps get you in front of people you DON’T already know (key to building your SOI – sphere-of-influence) in a meaningful way that ‘matters’ to consumers. How Is PRC Different From ‘Designations’, Educational Organizations Or One Of The ‘Elite’ Agent-Type Programs? PRC has been a long time supporter of fine companies like Howard Britton’s Star Power®, Brian Buffini® and Joe Stumpf® (By Referral Only®). Many of the REALTORS® who are with these companies will substitute the powerful ‘substance’ that the PRC Brand message offers into whatever they are doing with these companies. PRC uniquely integrates an exclusive network of leading professionals who are distinctly empowered and licensed to use PRC proprietary information, marketing materials with a common brand all ‘powered by’ the third party credibility that ONLY PRC can offer. How Is This Different From Any Of The Other Programs I Can Join? PRC is NOT aware of any other ‘program’ that offers what it offers. PRC offers a Consumer Centric BRAND that is driven by its various marketing benefits, products and services. Many companies offer one of the many component pieces of PRC, but only PRC offers it all in one package. Most of the companies that offer one of PRC’s components, charge a higher price than PRC charges for its FULL LICENSE and BENEFITS!) How Many REALTORS® Are Using the PRC System and How Many Will PRC Have in My Area? Currently, PRC is working on its first 1000 Council Members. We launched PRC nationally in January 2010 and are already serving REALTORS® in six states! PRC limits the number of ‘seats’ on its council to one seat (member) per 5,000 households in each community. “Exclusivity” perhaps is the most significant benefit of being a PRC Council Member™. Think about this: The agent sitting next to you at your office is YOUR competitor! As a PRC Council Member™, experienced REALTORS® bring value and peace of mind to the consumer. This translates to a better Value Proposition that no other agent can offer. This is why most REALTORS® who join PRC earn full commissions on most of their listings. Will There Be More Than One Agent Selected From My Office? There could be. However, typically this is a non-issue. In fact, often times, when there are a couple of PRC Agents in an office, there are more opportunities for ‘cross marketing’. PRC does NOT allocate its members based upon their office. PRC allocates its members based upon one member per 5,000 households – or about one per zip code. How Much Does PRC Cost? Currently, if you are in a state where we still have Charter Memberships available, a individual PRC License cost less than $15.00 per day. (Our standard pricing is about $30.00 per day.) PRC has structured its pricing in a way that delivers a suite of services at a price you would pay for any one of the many components in the suite. If priced individually, each component of PRC would total over $150.00 per day! So, if you become a Charter Member or you are paying our standard license fees, you are would be getting a tremendous value while saving yourself a lot of money. When implemented as directed, PRC will help you have at least 133% more opportunities for buyers and sellers and therefore you can make more money. When you consider this, $15 per day is really insignificant, isn’t it? Will Membership Fees Be The Same Each Year? Pricing for a Standard Membership is subject to change on an annual basis for any reason. Qualifying to be a PRC Council Member™ is a lot harder than ‘paying for it’. Talk to your PRC Licensing Team Member, explain your situation. PRC probably has a payment plan that will work perfect for you. Our philosophy is simple, we’ll help you get through your first year, after that, if you use the PRC System the way we teach you, you’ll be closing more transactions and your money concerns will be moot. Does my participation in PRC count toward CE credits? Who is behind PRC? He is often asked to share his story and he is happy to acquiesce, explaining that his life’s work is one of passion, unconditional love, patience and a history of turning ‘scars into stars’. His life story includes bankruptcy, the heart-wrenching, wrongful, loss of life of two close family members, wrong partners, and yes...yearly sales in excess of over $55 million! With a career sales total of over One Billion Dollars, Stephen was propelled into real estate sales history when he became one of only 25 REALTORS® to be featured in the popular book, BILLION DOLLAR AGENT (Kantor). In fact, Stephen has been featured in five real estate books as one of the nations more progressive, intuitive and prophetic REALTORS®. Stephen has paid his dues. He has started and owned businesses on both a local and national level, including several national brand real estate offices where he recruited and mentored over 500 Associates. A student in the art of ‘market positioning’ (a fancy marketing term for ‘owning a MEMORABLE place in the consumers mind’, Stephen combined his rich consumer knowledge and advocacy with an academic background in law, accounting, franchising and licensing then applied these ‘rules of business’ to his burgeoning real estate business. The rest, as they say, is history. What is The History of PRC? Our Founder and CEO, Stephen O’Hara has been a student of the Harris® (the renown polling organization) survey where consumers are asked to rank jobs, careers and professions from the most credible to the biggest losers. REALTORS® have always been near the bottom. However, in recent years, REALTORS® have plummeted to the very bottom; yes, #23 out of 23. Stephen has always had an unwavering belief that success follows when you take care of the consumer. In fact, it’s the cornerstone of his entire business career. And, it’s worked. Stephen says, “Most REALTORS® operate their real estate practice in one of either two styles; ‘reactive’ (as a sales person) or ‘proactive’ (as business person). Working from sale to sale and living week to week (reactive), you will always be chasing dollars whereas, being proactive (running your real estate practice like a business), you will always be building your business so that you enjoy a steady stream of opportunities for buyers and sellers and income. More importantly, if you build your business the PRC way, someday you can sell it if you choose.” Coming from a strong business background, Stephen had many frustrations and questions about the real estate industry. He saw it as fragmented (thousands of agents going a thousands of different directions) and dysfunctional when he compared it to the manner in which ‘corporate America’ functions. Stephen could clearly see that most of the industry seemed to be in denial – they had their head in the sand - while ‘progress and consumerism’ was passing them by. And, the EXPERIENCED REALTORS® are paying a HUGE price. For instance, why have listing commissions been shrinking, while buyers commissions remain consistent? Why do experienced agents always seem to find themselves on the other side of a transaction where the experienced agent ends up doing the work for the inexperienced agent - and yet you can’t help but feel the inexperienced agent didn’t deserve the full commission they collected)? And, there were more challenges. Like most agents, Stephen knows his existing SOI (sphere-of-influence) ‘loves’ him. About 74% of his business came from his SOI. But, as we all know, sphere’s will always plateau. So, the real question becomes, how do you CONTINUOSLY build up your sphere? After all, if your current sphere delivers ‘X’ number of transactions, simple mathematical probability dictates that if you double your sphere, the number of transactions should also double. Stephen knew that he had to meet people he didn’t already know and building new relationships if he wanted to really grow and add more people to his SOI. But, how do you meet new people you don’t already know? This is where the Harris® Survey is so important. Many agents are at first defensive because they feel their SOI ‘loves them’; please understand, we are not arguing that. What we are saying is you must meet people you don’t already know in order to grow your SOI. And, people you don’t already know have a predisposed opinion of REALTORS®. Like most REALTORS® Stephen was acutely aware that he had to set himself apart from other REALTORS®. Yet, the reality is that they all ‘sound’ the same to consumers. There are over 1.2 million REALTORS®. Consumers virtually laugh at our industry asking themselves, “How can they all market themselves as an ‘Area Expert’ or the #1 Agent?” Stephen often muses, “Heck, the best I ever achieved was #14 Worldwide! The reality is there can be only ONE number one, therefore this ‘old school’ style of marketing and self-promotion has served to destroy our industries credibility in the eyes of the consumer.” Stephen realized that consumers had NO INDEPENDENT WAY of knowing or believing that one REALTOR® was more experienced than the other. He also realized that his reputation and the reputations of other experienced agents was constantly being eroded by a myriad of complaints of poor service and negligence caused by inexperienced agents. When two agents (one experienced; the other inexperienced) are ‘hiding’ behind a well known real estate office name, the consumer can’t distinguish between the two agents – remember, they both sound the same. In the late 1980’s, Stephen began creating (for himself) programs and systems to overcome each of the challenges he felt experienced agents were plagued by. He knew that if each system could help him close ‘just a few more’ transactions he could not only make more money, but he could duplicate his success. And, so he did. He began expanding in Southern California. Each of the systems Stephen created (with the help of some of Southern California’s best marketing minds) eventually became known as the Professional Realty Council, Inc. or PRC. Only REALTORS® who have met a minimum standard and background check can be admitted to the Council. In this way, Stephen could separate the inexperienced from the experienced REALTORS® and offer consumers a real choice: “Hire any agent and take your chances or hire a PRC Certified Agent and buy and sell with confidence.” Stephen says, “In 2004 when I got my ‘fifteen minutes of fame’ (by being #14 Worldwide), agents from around the nation began asking me if I could license the PRC system that he and other agents had been using for over 20-years in Southern California. I really liked the idea that my work could leave a positive legacy within the real estate community that has been so good to me. In 2009 I began to pull a trusted team of partners and investors together and January 2010 launched PRC nationally. In a few short months we already have REALTORS® using our system in six states and have sold five Regions.” Who runs the PRC Network? Our executive management team operates the business aspects of the company with the overseeing of our Board of Directors. The national office supports REALTORS® who become PRC Council Members™ along with its Regional Directors who help implement many of our programs and hold each PRC Council Member™ accountable to the goals they set for themselves. While PRC is responsible for the ongoing support, functionality and administration of the PRC Network as a whole, it views each of its Council Members as strategic partners. PRC solicits and relies heavily upon all PRC members for input on the network's procedural and implementation needs. What Makes A REALTOR® Who Becomes A PRC Council Member™ Different Than Other Real Estate Agents? Simply stated, ALL REALTORS® are NOT created equal! But, how do buyers and sellers (you don’t already know) separate an inexperienced agent in their mind from an experienced REALTOR®? Consumers have voiced their disdain for our industry (see above Harris® Survey comments above). Worse, consumers believe all REALTORS® ‘sound the same’. When you are trying to meet people you don’t already know in order to grow your SOI (sphere-of-influence), it’s pretty hard when consumers are pre-disposed to the negative image our industry has. Question: Is the agent who ‘got their license yesterday’ as knowledgeable (and therefore worth the same value) as the seasoned agent with 10-years of experience? Many consumers have based the ‘value’ of ALL REALTORS® on their bad experience with inexperienced agents. Remember, inexperienced agents constantly advertise that the are #1 or they are an Area Expert. At the end of the day, an experienced agent has EARNED their right to a full commission – and PRC helps them get it. Experienced agents fight the industries negative image battle daily. Experienced REALTORS® need a credible way to set themselves apart from other agents. More importantly, they need a First Class Marketing System that will insure their success. PRC specializes in Market Positioning – which is a fancy marketing term for ‘ All REALTORS® are battling each other to ‘own’ a place in the consumers mind’. How REALTORS® and Consumer Benefit from PRC PRC offers consumers a wealth of benefits. Perhaps most important is the ‘market position’ PRC is building with consumers. PRC offers both the expertise of and access to those REALTORS® use their PRC Council Membership™ to provide consumers with the greatest value. In doing so, PRC is able to protect consumers who have become more cautious regarding how they involve underperforming, less experienced and unskilled real estate agents in their important real estate-related decisions. By working with a REALTOR® who has Become a PRC Council Member, consumers benefit from: - Real estate decision-making tools and resources Experience. PRC Members must have a minimum of three ACTIVE years in real estate to qualify. They must also have worked in the area they want to served for at least three years. Third Party Background Check. While most state licensing requires fingerprints and a Department of Justice check to ascertain CRIMINAL activity, PRC understands that most REALTORS® do NOT come from backgrounds (i.e.: school teachers, police, fireman, military, engineers, etc.) that foster ‘criminal’ activity. Results. Productivity is an important requirement for membership because it signifies to consumers that PRC Member Agents are among the upper echelon in real estate nationally and/or locally, in either volume or unit productivity. Educational Attainment. While PRC favors Applicants who have earned at least one professional designation, ALL Members must complete the CSCA® (Certified School and Community Advisor®) educational and designation program. We believe there is a relationship between professional excellence and education, specifically when it comes to an individual's propensity for providing vital real estate information that will empower consumers. Technology. PRC Member Agents must commit to providing consumers, on their individual business websites, consumer-relevant informational content provided by PRC and other sources. Information technology skills are a must in order to fully serve customer clients at all stages of the real estate experience. We also want to ensure that members become as financially prudent as possible through information technology efficiencies. Commitment to Community. Candidates for PRC Membership must pledge to not only be consumer-centric, but community-centric, extending themselves beyond self-promotional accomplishments and demonstrating a commitment to bettering the community and its residents. PRC provides an array of tools to accomplish this requirement thereby extending themselves beyond self-promotion, and demonstrating a commitment to enhancing their communities and giving back. Because The PRC Real Estate Network is neither a real estate company nor real estate franchise, those who qualify for PRC Membership do not leave or change their current real estate company. Informational Power: PRC is committed to provide each of its members with dynamic, rich, robust and relevant consumer-oriented real estate content and private label it just for PRC Members and their websites. PRC Member Directory (Online): Members will be featured on the PRC Real Estate website as members of PRC for networking and promotional purposes. Meet the Press: PRC will inform international, national, state and local media outlets that The PRC Members are knowledgeable, successful and accessible to them when seeking expert real estate information and advice. Consumer Decision-Making Tools: By providing consumers with PRC branded support content in the form of brochures (off- and online), etc., consumers will be compelled to look to PRC Members to help with their real estate transactional needs. These dynamic materials will address the following consumer needs: Listing and Buying Information, Global Relocation, PRC Private Client Programs, "For Sale By Owners," "Expired Listings," "Foreclosure/Short Sales," "Selecting the Right Real Estate Agent," "Pricing Strategies" and much more. How are REALTORS® chosen to become PRC Council Members? Why is a Background Check a requirement for membership in PRC? While most state licensing requires fingerprints and a Department of Justice check to ascertain CRIMINAL activity, PRC understands that most REALTORS® do NOT come from backgrounds (i.e.: school teachers, police, fireman, military, engineers, etc.) that foster ‘criminal’ activity. Therefore, PRC’s focus is on CIVIL Complaints, Arbitration and Disciplinary Actions by their Association of REALTORS®. Not only are background checks done in order to join the PRC Network, but PRC randomly performs these member background checks every year in addition to using information gathered by Client Survey’s in order to RENEW Memberships each year. (Client survey’s are sourced through the PRC Preferred Client Program™.) Can I Have The Results Of My Background Check? Yes, providing your Application has been rejected we will share the reasons ‘why’. Typically, when PRC encounters an applicant whose background check yields a negative result, the application will escalate to a manager who will most likely call the applicant to discuss the situation. Oftentimes, the situation can be cured with a Letter of Explanation. Other times, PRC will have to protect the integrity of its brand, and decline the applicant. How Will I Know That The Random Background Checks Have Been Done? You probably will NOT know, unless something negative is reported. If something is reported, PRC will contact you to discuss. On existing Members, PRC will NOT terminate the Membership without giving its Council Members a chance to cure the issue. If the issue is not curable, then PRC will give existing Council Members a probation period in which to demonstrate their Good Faith and desire to continue on as Council Members. PRC strongly urges its Council Members to notify PRC Member Services if an issue (that could threaten their membership license) develops. In this way, PRC can help minimize any impact to your membership. What If I Don't Pass The Background Check, Will I Get My Money Back? In practice, it depends. PRC does pay a ‘hard cost’ each times it performs a background check. It is very important that Applicants complete the membership application completely. On the application, there are specific questions that PRC will look at BEFORE it runs the full Background Check. If an applicant answers a question that is contradicted by the actual background check, PRC cannot return any fees it has paid out. On the other hand, if PRC rejects an applicant when the applicant has already disclosed any negative information to PRC, PRC WILL refund ALL monies paid to PRC. Why is 'Experience' a requirement for membership in PRC? Why is 'Results' (productivity) a requirement for membership in PRC? Why is 'Education' a requirement for PRC? Why is 'Information Technology' a requirement for PRC? Why is 'Commitment to Community' a requirement for PRC? How is PRC different from other organizations like Top 5, CRS, CRB, e-Pro, and others? Perhaps the biggest difference is the fact that PRC is your MARKETING PARTNER. We don’t tell you that you ‘need’ something that you have to figure out, WE PROVIDE IT. Using our one-on-one coaching, SOI (sphere-of-influence) Building Programs, Relocation, Listing, Buyer and Private Client™ Program, we actually get into the skill and art of making transactions happen and making money – not just valuable information and ‘rhetoric’. What if I meet some of the criteria for PRC but not all of them-can I still become a member? Do I Need to Have or Buy a Website? What type of Web Content will you provide? If you don’t already have a website, or if the one you have is ready for an overhaul, you might be interested in knowing that a personalized, content-rich website is included for each PRC Council Member™. Additionally, your site includes traditional features found on most upper end websites. All phases of the consumer real estate continuum-from buying and selling to renovating or investing – is addressed in the PRC content, including: buying, selling, home improvement, financing, relocating, FSBO, selecting an agent, short sales, conducting seminars, and ongoing, consumer-relevant information. Finally, our Members are comforted in knowing that having a marketing partner like PRC enables them to discuss important information about their site. PRC uses tracking tools and is able to test response to search engines to help you optimize your Internet Marketing. There Are So Many Programs Out There; Why should I join PRC? If you are business minded, you wouldn’t want to join anything unless ‘MONEY’ is the first reason. To make more money in real estate, the formula is simple. You have to meet more people you don’t already know. If you follow the PRC System and advise of your Regional Director, you should expect to increase your opportunities for more buyers and sellers at least 133% by the end of your first year. At the end of the day, you will make more money if you use the PRC System. And, there a few other very important reasons to join PRC. You should join PRC because it is the ONLY Agent Centric System which actually combines product and materials with coaching and theory. It is the number-one way to better express your real-estate related achievements and professionalism to consumers. Research reveals that top producers have little problem impressing consumers once they meet them; when you use our unique message in your marketing, PRC alerts and informs the consumer about your status before you meet them. We like to say that PRC will help you meet people you don’t know yet. PRC gives consumers a lot of ‘reasons’ to pay FULL COMMISSIONS to REALTORS® who become a PRC Council Members™. PRC is an exceptional method for increasing your value to consumers by providing them with relevant real estate information. Your well-deserved PRC Real Estate brand and status will help you gain more customers and clients. PRC will position you to be the “Go To” real estate professional in your community. I Know PRC Has The PRC Certified Home™. Anyone Can Pre-Inspect A Home. I've Been Recommending That For Years. Why Do I Need PRC? Anyone can fry a hamburger, but they won’t be McDonald’s. There are ‘service station’ mentality automobile service garages, then there are places like Mr. Goodwrench. The difference in being perceived by the consumer (people you don’t already know) as a ‘nobody or nothing ’ or a ‘somebody or a something’ is all in the BRANDING and PACKAGING. A home inspection and a home warranty are only two of many ‘ingredients’ to the PRC Certified Home. PRC ‘packages’ all the ingredients in a professional manner. When you add the third-party credibility that PRC brings to the package, you have a homerun! How Is PRC Going To Drive Business To Me? You can have the most expensive website money can buy, but if no one knows it’s there, it will be 100% ineffective. You have to DRIVE people to your site. But, how do you do that? Real estate magazine ads and other forms of print advertisements don’t really work. What are the odds ‘your buyer’ is looking at ‘that ad’ at ‘that moment’? Most experienced REALTORS® know that most ‘lead generation’ programs don’t really work – you might as well be ‘cold calling’ from the phone book. NAR has years of surveys that demonstrate over and over that ‘traditional farming’ doesn’t work. Not only is it expensive, but the only people who will look at it (maybe) are past clients. Want proof? How many homes (in which you have met your sellers to take a listing) have the refrigerator full of magnets and calendars or their counter full of memo pads ALL with various REALTORS® names on it? In fact, more often than not, YOUR name isn’t on ANY of those memo pads, calendars or magnets! Yet YOU are sitting at their kitchen counter getting a listing agreement signed. Why? If you are looking to expand your market and SOI (sphere-of-influence) isn’t it great when we are face to face rather than exchanging a conversation on paper or virtually? You have to CONNECT to people if you want people to ‘connect’ with you. PRC knows how to make this happen. Typically, real estate is NOT a business that consumers know too much about – partially because most don’t buy and sell homes often enough and also because of the various aspects of the business. Many consumers believe that all a REALTOR® does is put a sign in the ground and collect a big check. Perhaps this is why so many ‘consumers’ get into the real estate business and fail during their first few years. These inexperienced agents create 87% of the image challenges we have in the real estate industry. People do business with people they know, like and trust. We earn that trust by doing what we say we are going to do, and, then by having those folks let other people know of their experience. Experienced REALTORS® know that while real estate is NOT rocket science, in another very real sense, it can be very, very complicated. One popular analogy is flying a plane. Once it is in the air, it sort of flies by itself. But, to take off or land – especially in unusual, potentially dangerous situations, a passenger wants to know there is a skilled pilot at the helm. Most REALTORS® agree that ‘selling’ a home isn’t the issue, getting the transaction CLOSED so you get paid, is the challenge. The sad reality is that many consumers don’t know what REALTORS® really do behind the scenes to get their transaction ‘closed’. Consumers may be able to find everything online today, but, they still appreciate when we assist them with avoiding the mine fields. Real estate is a ‘people business’. It’s about building ‘warm’ relationships that matter. This is why, according to NAR, 74% of your business comes from your SOI (sphere-of-influence). There is only ONE MARKETING STRATEGY that ‘makes’ business – growing your SOI. And, that’s what PRC does best! PRC can comfortably state that it can help increase your opportunities for more buyers and sellers by as much as 133% by the end of your first year – if you follow our system. PRC drives you business using its ‘third party’ status. In other words, few consumers believe you when you talk about you, but if a third party like PRC talks about you, that changes the entire credibility issue – and, frankly, you can’t do that very readily on your own. Every business (including REALTORS®) who is trying to sell consumers their products or services is battling for a marketing ‘niche’ in the consumers mind. Consumers are overloaded with TMI (too much information). Only ‘thoughts’ (brands) that they ‘give their mind permission to remember will count – otherwise, all the consumer ‘hears’ is ‘noise’. PRC features a proprietary program that helps get you in front of people you DON’T already know (key to building your SOI – sphere-of-influence) in a meaningful way that ‘matters’ to consumers. What Is The Difference Between Marketing, Advertising, Public Relations And Sales? ‘Marketing’ is a business term. In short, marketing, advertising and public relations have to happen BEFORE the sales process begins. Good sales is a function of a good marketing campaign. While inter-dependent and therefore related, each of these (Marketing, Advertising, Public Relations) are separate subjects – and “sales” is an entirely different thing. Think of it this way. Once a product or service is invented, the marketing minds determine ‘who their market for the product or service is and how they want to communicate their message to them. So, for instance, when other fast food places were getting beat up for no promoting a healthy diet, the marketingfolks at Subway® looked at their product and determine to ‘position’ it as a healthy alternative to other fact foods. Then, the advertising people came up with getting America watch ‘Jarred’ lose weight while the public relations people educated the press. Once all these business functions were in place, the SALES department could begin selling the product. As with all businesses, real estate is very similar. As an agent, you are the owner of your independent business. As such, marketing would give you a ‘brand niche’ while advertising would come up with a way to communicate your brand, public relations would educate the press and you, the SALES dept, would be ready to grab market share by working with more buyers and sellers. As you can see, the SALES department for “YOU”, INC. is very limited without the professional support of Marketing, Advertising, Public Relations. Because most agents come from non-business backgrounds, many don’t understand the topics of branding and marketing. PRC Does and this is what we do. What Is a BRAND? Why Do I Need One? The ‘brand’ is what the consumer remembers about a product or service. For instance, if we said ‘Maytag’ most people would FIRST think: ‘it doesn’t break down’. You see, the product is a washer/dryer, the marketing people keyed in on its durability, the advertising folks came up with the famous Mr. Lonely campaign (the repairman who has nothing to do) and successfully convinced us to remember the BRAND as reliable. Oh, note that the sales people can then sell the product to a desiring consumer. Most of the real estate gurus strongly teach agents to ‘get a brand or niche’. The challenge is that most agents don’t understand branding; many think it is a new ‘logo’ with their name on it. Not even close. The other issue is that certainly anyone can create a brand, it’s a lot more powerful when it has ‘third-party’ credibility. Finally, the ‘brand’ needs to be promoted in various forms of ‘media’ (print, web, editorialized in the press and preached to anyone willing to listen). This is exactly what PRC help you does for “YOU”, Inc. Because most agents come from non-business backgrounds, many don’t understand the topics of branding and marketing. PRC Does and this is what we do. Why Can’t I just do what PRC Does and Save The Money? You can try, but most agents don’t have the knowhow or the money to do the professional marketing, advertising and public relations campaign that PRC can for fractions of the cost. To do what PRC does would cost you $5000 to $10,000 per month. Professionalism doesn’t come cheap. You get what you pay for. Perhaps the most important reason is that as an individual, you don’t have a third party talking about you. Most people don’t like to hear other people talk about themselves. In fact, for many agents, promoting themselves IS uncomfortable for them! PRC does it all for you. All you have to do is implement and execute it. One question we hear often about the PRC Certified Home is, “I’ve been recommending that sellers do inspections for years, why do I need PRC?” Inspections and home warranties are simply a few of the ‘parts’ that are need to ‘make’ the PRC Certified Home. As an individual agent, you can’t sell a packaged PRC Certified Home – you are missing some of the parts! PRC provides the ‘story’ the ‘packaging’ and the third party credibility that makes the ‘magic’ happen. If I Join PRC, Will I Be Able To Stop Discounting My Commission? In fact, real estate is one of those few businesses on the planet where the client doesn’t really know how good or bad you are until AFTER the transaction is closed – yet you negotiated your commission prior to it closing! So, here’s the scenario: In order to win the listing, you use ‘price’ to define your value; so you take a discounted commission. Since real estate commissions are all negotiable and not set by law, as an example only, let’s say you take a 4% commission and you give 3% to the buyer’s agent and keep 1% for yourself. It all sounds tolerable at the time you get the listing, but as the weeks drag by, it’s not uncommon for you to feel resentful and begin to ‘hate’ the listing. To rub more salt in the wounds, you get a buyers’ agent that you do all the work for – at the end of the day, the buyer’s agent walks with a full (3%) commission having done none of the work and you take your 1%. How do you feel? The fact is, commissions have been shrinking for a number of years. Keep in mind, for many years, the main reason sellers hired an agent was to get their home into the MLS. Prior to the Internet, the REALTOR® was the ‘gatekeeper’ to the MLS. Sellers often would say, ‘I Hate paying the commission, but I know I need to be in the MLS.’ The Internet changed things forever. Now, ‘information’ (including listings) is available from a variety of sources and all free to the consumer. Oftentimes, the consumer knows more than the REALTOR® they are working with. Our Founder and CEO, Stephen O’Hara is often quoted as saying, “When Value Exceeds The Price, Price Ceases to Become An Issue.” The key to earning a larger commission is to provide MORE VALUE. PRC enables you to do just that. REALTORS® who become PRC Council Members enjoy earning more commission because PRC substantially enhances their value. What type of REALTOR® is PRC Best Served by PRC? Whether you are an individual REALTOR®, a Team or an individual who wants to operate as an one person office or small office, PRC has exactly the right solution to help you grow your real estate practice. You need to have lived in the area you would be serving, continuous years of experience and licensure for a minimum of three years. Most of our Members were earning between $80,000.00 and $250,000 per year prior to joining PRC. Most of our candidates are looking for a credible way to set themselves apart. With PRC, you can ‘do your own thing’ but ‘look like somebody and not be alone’. Why did PRC form PRC as opposed to other real estate organizations, associations or coaching companies? Why do you believe the Professional Realty Council Network is the premier industry group for agents? How does PRC help grow my business? How does PRC affect my primary and profoundly important relationship with my company? How does PRC help me from a time-management standpoint? How Does PRC promote the PRC Brand? How do home sellers benefit from working with a PRC member? How will home buyers benefit from working with a PRC Member? How will consumers not currently active in the market benefit from the PRC Real Estate Network? How can I promote the value of my PRC Membership to consumers? Will PRC provide media distribution to regional, national and local newspapers along with other media outlets? How do I get relocation referrals? How Many Leads Will I Get? PRC has an ongoing program to promote its Certified Agents with Corporate America (HR Departments of up to 22,000 corporations who actively relocate their people, Executive Search Companies & Head-Hunters, Third Party Relocation Companies, National REO Asset Manager’s in addition to our existing relationships with Credit Unions, National Banks, REO and Relocation accounts.) When given the choice of hiring an ‘unknown’ agent or a PRC Certified REALTOR®, to quote Susan Bender of NRI Relocation in Chicago, “there really isn’t an easier and better choice than a REALTOR® who is a PRC Council Member™ to handle our transferee placement through our national network of pre-screened and background checked certified agents. PRC even makes it easier for me to sign up new corporate clients.” Typically, providing we have a REALTOR® who is a PRC Council Member™, these referrals ONLY go to our PRC Council Members™. In addition, PRC has a very unique relationship with many of its Corporate Clients in that REALTORS® who are PRC Council Members™ can earn RESIDUAL REVENUE on ongoing outbound referrals (to other agents) when the Council Member is instrumental in securing a Corporate Client. While referral fees are competitively ‘typical’, each will be negotiated and collected directly between PRC Council Members™ and the corporate relocation company, corporation, etc. Fees are paid ‘per transaction’ and NOT INCLUCDED in PRC Annual Fees. In this way, PRC can keep its Annual Fees minimal and that agents in areas that are not as active in relocation are not paying for a service they are not receiving. Of course, no one, including PRC knows when there will be a ‘lead or referral’. We have no idea who is moving where or when. This is why referral fees are ONLY paid when we have a referral to offer you. If you live in a ‘destination’ city (one where there is a lot of in and out relocation by corporations) you have a very strong chance of receiving referrals; another reason we limit the number of REALTORS® who can become PRC Council Members™ to one per five-thousand households. Is There A PRC Member-To-Member Referral Program? Will There Be Any Exceptions Made For Agents With Less Than Three (3) Years Experience If They Satisfy The Production, Educational, Community, And Other Requirements And Commitments Of The PRC Real Estate Network? I've Already Got A Good Referral Base, I Don't See The Benefit. Clearly, PRC is not for everyone. In fact, 93% of all agents will not qualify to become a PRC Member. If you are happy with the amount of business you are currently doing from your referral base, then we understand. On the other hand, if you are at a plateau or simply want to grow your business, PRC has easy systems that are fun to use and even more important: EFFECTIVE! Finally, if you are happy with your referral base, there are many other reasons (all of its programs) to join PRC, if you are interested in making more money. Will PRC Compete With My Brand/Broker? Is there an exclusivity or can anyone who qualifies join? Are there standards for continued PRC Membership? Who Do I Call When I Need Help with Implementing PRC Into My Real Estate Business? Once you become a PRC Council Member™ you will have a Regional Director who will work with you to achieve the goals you have made with PRC. Additionally, our Member Services Team is available to support almost any need you have. Once you are ‘family’ you will always be treated as family! Does PRC provide training and/or coaching for members? PRC Council Members™ will also benefit from a wide range of success strategies from their peers in the network, along with the wisdom of various coaches and trainers involved in the program,as well as their local Regional Director. Our goal is to build a network of like-minded, committed professionals. Periodically, our weekly coaching will focus on other topics of interest to our selected membership of experienced REALTORS®. We should note that the annual cost of most ‘stand-alone’ coaching programs is more than the ANNUAL fee charged for a PRC License. Can I receive compensation for bringing in additional members to the PRC Network? As you begin to experience success using PRC, we hope you share it with REALTORS® whom you feel might make a great PRC Council Member™. If we have a Council Seat available and your candidate become a member, our Membership Department will certainly offer you a big thank you – maybe even a small Gift Certificate for an evening out. Is There A Guarantee? How Much More Business Can I Expect as a PRC Member? Like getting fit or weight loss, your success will be commensurate with the effort you make. If you follow the PRC System as we direct, you will experience at least a 133% increase in opportunities for buyers and sellers. Your success will be based upon your effort and commitment....the more you do, the more you will achieve. The tools will be there, the outcome can only be impacted by your willingness to use them. One of the first things we will do is help you analyze your business. Our focus will be on marketing, production and goals. Based upon our findings, PRC will help you create a business model using your PRC Membership to achieve your business goals. Most of our Members are looking for a reasonable increase in their business. For instance, someone currently doing $100K in Gross Commissions wants to go to $150K or $200K. An Agent who is doing $300K wants to get to $500K. These are fair goals and we help you get there. How Much Does A PRC Quiet Hero™ Or Scholarship Winner Receive And How Often Are They Awarded. PRC utilizes two 501-3-C Non-Profit Programs in its System: PRC Quiet Hero™ and the PRC Scholarship Program. These two programs operate within a 12-month cycle. There are four categories, hence one (winner) each quarter. Awards vary from $500.00 to $2500. Initially, PRC operates the program on a national basis, however, as regions are developed, there will be both regional and national winners. Both of these programs are administered by a third-party provider and funded by each PRC Approved Provider™ who contributes $475.00 to the PRC Foundation. NOTE: REALTORS® who are PRC Council Members™ may run / administer their own awards, etc. just as they always have, however, these would NOT be PRC endorsed as PRC has no control over IRS 501-3-C compliance (Non Profit Status). What is a PRC Approved Provider? What If I Have My Own Providers That I Want To Use For My Transactions? In several of the PRC Programs its Council Members utilize, there are various third-party providers (i.e.: title, mortgage, termite, home inspections, home warranties, etc.) required. PRC realizes that the REALTORS® it choose as Council Members already have their ‘team’ of third party vendors. For this reason, PRC encourages its Members to invite their existing providers to become PRC Approved Providers. What Can I expect once I join PRC? You can imagine that if PRC expects you to increase the number of opportunities for more buyers and sellers by 133% by the end of your first year with PRC, we need to work FAST! Teaching you how to maximize your PRC Council Membership is Job One at PRC. You will learn most of the basics during the first few months – a period we call ‘on boarding’. For example, the first thing we will be doing is helping you complete a full Business Analysis. This will help us determine your strengths and weaknesses. We will also learn if you work better going after ‘cold’ leads / customers or ‘responding to’ warm leads / customers. We know some agents get a little shy, so our systems and programs are structured for both types of agents. Once we complete the Business Analysis, we then work with you to create a business plan for the next twelve months. The goals you set are YOUR goals, not the goals of PRC. Our role is to help you get where YOU want to get. During the first few weeks of our ‘on boarding’ period, we will work with you to integrate PRC into your existing website or help you customize the PRC Website that we provide ‘just for you’. In the weeks following the initial on boarding, we will also review all the PRC Programs, but only so you know they are there. Our initial focus is teaching you the parts of the PRC System that you can use ‘today’. Additional program details and long term sphere building will be addressed AFTER the on boarding during our weekly Coaching Sessions. Each week, we share information about how to use the various PRC Programs. If you follow the PRC Program as directed, you should experience an incredible change in both your short term business as well as see significant (133%) increases in the long term number of business opportunities you receive as a result of your PRC Membership. There is a very good chance that you will get a listing or a sale within a week of your second on boarding session (that you most likely would not have gotten had it not been for PRC).
